With a lifetime volume of seller-financed notes topping $400 million, Eddie has seen just about every scenario. His candid, tell-it-like-it-is style has made him a popular speaker at real estate events throughout the country. This book is the result of almost 25 years of practical experience in the business. A devoted family guy, Eddie is the proud dad of Emily, Wood and Hudson. Streetwise Seller Financing

If you are interested in seller financing, this is the book you must have. As a practicing attorney for 30+ years, specializing in real estate, I thought I knew it all but I even learned some things from Mr. Speed's book. He speaks to the issues facing seller financing in a way that is easy to understand and follow with real world solutions. This is a tough area with many dangerous curves but Streetwise Seller Financing addresses each issue providing valuable tips to assist the seller. I found the book to be of more help then many of the legal books due to the fact that Mr. Speed does not give you theory but just important facts on the correct way. I have dealt with many lenders in my years of law practice that could have used this book.

I've done private financing using seller notes for over 20 years. In this field, knowledge and integrity are of extreme importance. This book provides all the knowledge that any note seller will ever need, and more. We've always known this method of funding can quadruple the inquiries and double the qualified buyers, now the average seller knows how everything works. That's a hundred times better than being at the mercy of the institutional mortgage system as it now exists.

Eddie Speed quotes the seasoned Texas banker who said, "The best time to worry about a loan is before you make it." Then he details how to do so. As a note broker, I can recommend this book to anyone considering seller financing. Whether you plan to collect payments for 30 years or you want to sell your note at some time in the future, this book will help you create a note that is more likely to be an asset you can sell instead of a life time headache. This book is a guide for the creation of the note and a reference for managing it. It even has helpful ideas for what to do when things go wrong during the life of the note. This book proves that good things come in small packages. Every note holder should keep it handy. I plan to.

Deliciously Heartwarming

"Charmed" the imaginary and exciting sequel to "Flunked" begins with Alva breaking the Evil Queen Professor Harlow out of the dungeon at FTRS (Fairy Tale Reform School). There's never a dull moment as students are encouraged to join Alva's rebellion to take over Enchantasia and destroy the royal court, Headmistress Flora keeps disappearing, and a mole at the school is spilling secrets to "the Wicked One".

Gilly Copper, thief and pickpocket wants to help her friends find and overcome the villain's diabolical plan so she decides to stay at the school and even joins the Royal Ladies-In-Waiting Club under the leadership of Princess Rose (aka Sleeping Beauty) hoping to ferret out vital information. But with everyone thinking of her as a hero and her popularity feeding her ego, Gilly falls prey to the lure of Princess Rose's Club forsaking her friends and determined to find the mole herself. Only with her father's wise words does she regret her behaviour and seek out Maxine, Kayla, Jax and Ollie, knowing that only together can they get to the root of the problem.

Jen Calonita brings to life the magical world of FTRS where escapee Professor Harlow is helping the Wicked One who once cursed Sleeping Beauty and the pirate Bluebeard has not only taken over as coach of her fencing team, but seems to be romancing Madam Cleo. Fast-paced and humorous the mystery mounts in a roller-coaster ride of twist and turns and cryptic clues that keep Gilly and Jax baffled to the identity of the informant. I love this twist on classic fairy tales where the former villains are respected professors, and one of the royal Princesses may have a dark selfish heart.

Intensity and suspense builds with gargoyle attacks on the Royal Manor and Enchantasia, bizarre signs that urge the students and the populace to join Alva's army, and threats against Gilly's family's prosperity. Yet at the heart of the story lies Gilly's growing ego as she begins to neglect her friends and succumb to the praise of Princess Rose and those in her club. Only through her father's wisdom and Jocelyn's snide remarks does she realize that she needs their help if the mole is to be found and Alva's plan thwarted.

Rich in characters who are complex, zealous and unforgettable they infuse this story with high-energy, excitement and drama. Gilly who didn't have any friends until FTRS has begun to be selfish and self-centered as her popularity grows and she succumbs to the praise of the Princess and members in the club. Stubborn and determined, sensing the wrongness in her sister's rejection and in alienating her friends, only with heartache and wise words does she return to the reliable and spirited friend and caring sister she once was. I loved the animosity between Gilly and the rude, irritating and antagonistic Jocelyn in this book as they duel over their friendship with Kayla and Maxine, but especially as they begin to warm up to each other. We even glimpse a dignified and gracious side to the irrepressible Jax Porter the undercover royal spy and Gilly's steadfast, loyal friend.

I loved "Charmed" with its swashbuckling new teacher, and a villainous plan to overthrow the royal court that Gilly and her friends have to thwart. I hope this is not the last of Gilly's exciting adventures at the Fairy Tale Reform School.

A very good sequel

Charmed is the second book in the Fairy Tale Reform School series and is a wonderful middle grade read. It is a follow up to Flucked, where Gilly gets thrown into reform school for stealing and ends up becoming a hero. In this book, we again follow Gilly and her friends as they try to defend their school from Alva - the wicked one that cursed Sleeping Beauty and in doing so learn more about reforming themselves and the power of teamwork and trust.

What I really love about this book and the one before it, is the clever way Calonita takes fairy tales and has mashed them all together for this story. The characters and world building are wonderfully done and the book is funny and really keeps a read on their toes.

I hope this middle grade series has more books, the are very enjoyable reads and I think younger readers will enjoy them and even parents will too.

Magical, fun and a lesson on being a good friend. A good read for tweens.

Author Jen Calonita needn't worry about the sophomoric blues in her fantasy series for tweens. While I liked Flunked, the first book in the Fairy Tale Reform series I actually liked this newest installment even more which was a welcome surprise. And what about the cover picture? Gah! It is, once again, beautiful and striking artwork. Hats off to the artist.

In Charmed Jen Calonita paints a vivid picture of her fantasy world where misguided kids are sent away to a reform school in which former 'baddies' such as the Big Bad Wolf and various other evil characters are now teachers. While the fantasy elements are strong it's the story and relationships between the characters that take centre stage. In Charmed, Gilly and her gaggle of friends - Jax, Ollie, Maxine and Kayla - once again band together to save Enchantasia and hopefully defeat the evil Alva once and for all.

Gilly remains a spunky character who has a great group of friends and is okay with bending the rules to keep the plot interesting. But this time there's an added issue. After her success at defeating evil in the first book she's let her notoriety and fame of that accomplishment give her a hefty sized ego which causes some issues among her friends. She may not be as likeable this time around but how she handles this issue with her friends gives young readers a good lesson too.

Charmed is charming, fun and magical. I'd highly recommend it for tween-aged kids ages 8-12

My Friend, Forever

When we were merely little girls, still full of innocence and wonder, I tied your shoes and made sure your lip wasn't bleeding. 'Best friends since third grade,' we've always said. We've been to hell and back, with our bleeding hearts and tampered souls.

We've watched each other slip helplessly into the realms of addiction, holding mercilessly onto one another's palms, simply praying that it was just some horrid nightmare.

You held me with your soothing tones over the phone when my heart first broke in pain. You told me it would be okay and that I was much too strong to let some stupid boy topple me over the edge.

When I felt as though no one could possibly understand the torment going on within my soul, you were always there to reassure me that one day it would pass, and that I could always turn to you. The pain I held back with ­others, I could share with you—and you with me.

I suppose all I want is for you to know that I know you've been through far too much for seventeen years, and that you are the most beautiful person I have ever known. The distance that separates us now doesn't change my love for you, my sweetest friend. I can feel your thoughts from miles away and when I close my eyes I can see you there in all of your beauty.

We will rise above this. We will travel the world, write poetry and dazzle the hearts of everyone we meet.

I will never let go of your palms, my friend, and I will always be there to lift you up and tie your shoes. Best friends since third grade—to hell and back.

There Is No End in Friend

Lauren and I met during summer camp after fifth grade. We were stargazing.  She was looking for Orion and I was lying on my back searching the night sky for the Little Dipper when she tripped over me and fell backwards.

'Oh sorry! I was trying to find the stars in Orion's belt and . . .'
I took her hand and pointed with it to the sky. 'Just over there.'

She smiled and introduced me to the Little Dipper. That was right where it all began, a chance encounter with a fellow camper as curious as I was about the stars.
Lauren and I were instant friends, spending the remainder of the summer together jumping rope, swimming in the lake, crushing over the cute camp counselor and gushing over our diaries by candlelight. We were attached at the hip—partners in crime, secret handshakes and lazy-day promises over fresh-squeezed lemonade to remain friends forever. She beat me at checkers and I was the chess champion. We both had June birthdays, annoying younger brothers and last names that started with W. We both loved books, funny movies and laughing until we cried.

Lauren and I lived two hours apart, so during the school year we went months without seeing each other. We maintained our long-distance friendship by telephone and e-mail. When boys broke my heart, she was there to console me at 2:00 a.m. on a school night and when Lauren's parents divorced when we were in ninth grade, Lauren came to visit for a long weekend and cried on my shoulder into pockets-full of Kleenex.

No matter what happened in our lives, we knew we would get through it because we had each other. We were convinced that a good friend was the best medicine, especially a friend that could make you laugh.

'There's no end in friend,' Lauren said.
'You're right . . .'
'You are the sugar in my tea.'
'Today I feel like coffee.'
'Okay then. I'm the cream in your coffee.'
'Half-and-half.'

Through thick and thin, love lost and found, family tragedy and fair-weather friends, we always knew that the other was only a couple of hours drive up the coast, an instant message, an e-mail or a phone call away.

When Lauren met her high-school sweetheart, she sent me photographs and made sure he called me on the phone so I could approve of him. His name was Isaac and he seemed really nice. She promised to dig up one of his friends so we could double-date the next time I went to visit her.
'Awesome. I love you to death,' I said, laughing.

'Oh yeah! Well, I love you to life!' Lauren exclaimed, voice creaking through the phone.

And she was right. She always knew how to rewrite the rules so that things made perfect sense. She modernized clichés and came up with secret passwords and sayings that suited us like twin, red dresses and matching pigtails.

The distance between our homes couldn't separate the bond we had. Lauren and I would be best friends forever.  She was my soul mate, finishing my sentences and blowing me kisses from her backyard to mine.

Lauren and Isaac broke up about a year later, and I had just broken up with my boyfriend, Jake, a few weeks previously. Sweet sixteen was right around the corner for both of us and school was almost out for the summer. For some time, Lauren and I had been talking about going back to camp and now that we were old enough to attend as counselors with a summer salary to boot, we decided to return.

We spent our summer the same way we had six years earlier—stargazing, river rafting and crushing on the cute counselors over juice and pretzels. It was the first time since junior high we were able to spend the entire month together. We had grown up. Once upon a time we were ­little girls, whispering after lights-out and misspelling words in our diaries. Now we had driver's licenses, SAT prep courses and unrequited love stories. We had mastered the art of kissing boys, acing English papers and coming up with good excuses for getting home after curfew. We swapped stories, gave advice, listened and talked through the night.  Virtually exhausted every afternoon, we napped in a heap on the counselors' couch.

On the last night of camp, we hiked to the top of Silver Mountain with our flashlights, and sprawled out in the dirt and grass, young women giggling and reminiscing about the first night we met.

'It was right over there,' I said, pointing.
'I tripped over you just like this!' Lauren laughed, pushing me into the dirt.
Lying on our backs, eyes to the sky Lauren raised her hand. 'You see that up there? That's Gemini.'
I looked over her shoulder. 'Where?' I asked.
'See the two heads? And the legs coming down—like that.'
I squinted and sure enough there they were. Twins joined at the hip, best friends forever hanging out in the sky.

Sketches
Friendship is a horizon—which expands whenever we approach it.

During fifth-grade recess, my girlfriends and I wouldn't play kickball with the other kids. Instead, we stayed behind at the benches and made pencil sketches on blue-lined binder paper.

We sketched puppies, flowers, kittens, and my personal favorite—the future prom dress, with every detail, down to the long staircase (for the big entrance) and a crystal chandelier.

I was ten then; prom was seven years away. I was Chinese, so I didn't have a quinceanera, debutante ball or Bat Mitzvah. Prom was the one shot I had to live my Cinderella story. My only other opportunity to live the princess fantasy would be my wedding day—and I wasn't going to wait that long!

I needed prom. It was what high school was all about. Where even the most gawky of girls (me) could become a swan. It was puberty's heyday.
The dresses I sketched were fit for a night of being swept away by a prince. But I could never get a sketch quite right. All the other girls drew their dresses so evenly, earnestly and beautifully. I couldn't do it. All the while, I had a very picture-perfect vision of my prom even though it never translated well onto paper.
Years into my teenage life I still sketched these future moments. Not with paper, but in my mind—sometimes down to the last syllable of imagined dialogue. Sometimes down to the most minute detail of weather or scenery. I sketched first kisses, weddings, relationships and big, important events that transform a life into 'a life.'

Sometimes I think I've spent more time sketching than living.

Two days before the prom my boyfriend left me for someone else. He had a new girlfriend and a new date for the prom. I ended up going with my best friend, Danielle.

I wore a black slip dress. As Danielle and I danced, I tried not to look at my ex while he danced with and kissed his date. I tried not to cry about how wrong this whole scene was.

There was no romancing. No grand entrance. And it was expensive, the pictures especially, considering my eyes were closed and puffy. But I had Danielle, my best friend, to keep me fro...

A Good Book for teens, but why such a long wait from the third one?

Chicken Soup for the Teenage Soul books are usually inspirational. Teenagers can relate to their stories in ways unimaginable. It's a great book for teens to read so that they know that they're normal. It was why I read them when I was younger and why some stories still hold true today.

It's great to pick up the fourth one. More stories on love, relationships, friendships, family, and on the occasion, tough stuff.

What I'm disappointed with is why it took so long to get the fourth one out. It was a four year wait! I loved the first three books, I could relate to them at the time of reading them. Four years ago I was fourteen going on fifteen, those are some of the years where every teen really should read these books (it's the time of drama and the all time famous threat for suicide). A teenager needs a book to let him/her know their life isn't all that bad, and that what happens to them really does happen to everyone else.

The stories in this one, for those who were like me and read them as they came out, have no bearing anymore. For older teenagers around seventeen to nineteen years old, like myself, the stories aren't nearly as inspirational as they could be anymore. Part of it really IS due to it's late release. Those of us who enjoyed the first three when they came out... have grown up! Although, a part of me still yearns for teen stories because I went and picked this up, but I don't want to read a story and say to myself, "Been there done that." I want to read a story and say, "I can relate." That's lost in this compilation, and perhaps it's because I'm eighteen as opposed to fourteen.

In short, the stories ARE good, but the older teen doesn't gain or learn from them. As an older teen you probably already know. I did enjoy the stories, though, for the sheer fact that I know the people who wrote them probably learned. However, I can't help but express my disappointment that they lost the ability to touch me in the way they used to.

For the younger teens this is gold found at the end of the rainbow. Take it home and enjoy it. For the teens who have been there since the beginning, the stories are gold, but not life changing anymore. Either way, I recommend picking this up. Each story is charming in it's own way.

Stories of Life, Love and Learning

Chicken Soup for the Teenage Soul 4 is a very inspiring book for teenagers living in our crazy everyday world just like you and me. From rough times with friends, to dealing with the death of a loved one, Chicken Soup for the Teenage Soul 4 shows the true meaning of what it's like to be a teenager. It is written from the hands of ordinary teenagers who face the victories and hard times that we all have had our fair share of. If not, we are sure to face these challenges in the future. This book is filled with stories of life, love, and learning that sometimes we all need to hear to know that we are not alone.

One of my favorite stories in this book is from the section of Overcoming Obstacles. The story is titled Tear-Stained Eyes. It starts off when a girl took her boyfriend to the airport because he was leaving for college. She was so heart-broken because she had to see him leave, and wondered if he loved her as much as she loved him still. Before he left, they promised each other that they would always love each other, but wouldn't keep in contact. A month goes by and she still has the same feelings for her long lost boyfriend, but later that night, you wouldn't imagine what showed up on the front porch.

Of course you would have to read the book to know the ending. I wouldn't want to ruin it for you right? I would definitely recommend this book to teenagers of any sort. The stories you read could change the way you view other teenagers, as it did to me.

About the Author

Cindy L. Miller-Perrin is currently Professor of Psychology and Blanche E. Seaver Professor of Social Science at Pepperdine University in Malibu, California. She is also a clinical child psychologist and has worked with developmentally delayed, maltreated, and other troubled children and their families. She has coauthored three books, including Child Sexual Abuse: Sharing the Responsibility (with S. Wurtele, 1992), Child Maltreatment: An Introduction (with R. Perrin, Sage, 1999, 2007), and Family Violence Across the Lifespan (with O. Barnett & R. Perrin, Sage 1997, 2005, 2011). She is also the author or coauthor of numerous articles and book chapters on topics including child sexual abuse prevention, perceptions associated with child maltreatment, family violence, and psychology and religion. She enjoys teaching and researching with undergraduates and is the recipient of the 2008 Howard A. White Award for Teaching Excellence. She received her doctorate from Washington State University.

Robin D. Perrin is currently Professor of Sociology at Pepperdine University in Malibu, California. His research interests and publications are in the areas of interpersonal violence, deviance theory, the social construction of social problems, and the sociology of religion. He is the coauthor of three books: Social Deviance: Being, Behaving, and Branding (with D. Ward & T. Carter, 1991), Child Maltreatment: An Introduction (with C. Miller-Perrin, Sage, 1999; 2007), and Family Violence Across the Lifespan (with O. Barnett & C. Miller-Perrin, Sage, 1997, 2005; 2011). He is the author or coauthor of numerous articles on a variety of topics related to religion, deviance, and interpersonal violence. He is the recipient of the 2004 Howard A. White Award for Teaching Excellence. He received his doctorate in sociology from Washington State University in 1989. Following his doctoral studies he was Assistant Professor of Sociology at Seattle Pacific University in Seattle, Washington.

cheaply made and uninteresting

Though this book is packed with information it is made cheaply, its very depressing and the writer seemed not to care whether the reader would be interested or not. I felt the book just listed things. It does have some examples of things but it can be unclear in a lot of topics. And the pages fell out just from opening and closing the book to read it.

I teach courses on child maltreatment to undergraduate and graduate students. When I reviewed the available texts a few years ago, my impression was that this one was the best. There is now also a new edition.

Excellent methods for putting your plans to use

I ran across this book 5 or 6 years ago. We were struggling to put our strategic plans into action. We had them, but rarely met them.
We were always in meetings getting nothing done.
I read this on a flight, and finally had some clarity on how to make the plans work and get everyone on the same page.
We were in rapid growth mode, and the methods Verne discusses made our growth much easier to handle.
My company is still using the methods two years after I sold the company to a much larger company, and is teaching the larger company how to implement now.
I highly recommend.

• Planning should be looked at in 90 day windows and 10 – 25 years from now
• Have the top five priorities for the year, the quarter, and the month
• Have a clear top one priority of the five priorities
• Have a theme that connects with your employees emotionally
• Everyone's individual priorities align with the company's priorities
• Measure daily, weekly, quarterly, and annually to know if you're acting consistent to your priorities
• Daily, weekly, monthly, quarterly, and annual meetings to maintain alignment and drive accountability

This book gave me the foundations needed to apply DOZENS of time management and general management books and content i read prior to this book.

If your juggling between DOZENS of objetctives, projects and ideas... And somewhat you can't find HOW to organize your ideas, this book will give you the TOOLS (not just content) to make some serious shifts happen.

Totally recommend it. Even if you're very familiar with general management concepts, i'm sure you can find information and insights that can give you great insights about getting an organization to grow to the next level.

Nicely connects Chinese history and beliefs from Noah and the past to Christianity. Did not know that Jesus was in an ancient Chinese prophesy, did you? Definitely should be in every Christians and Chinese person's library.

This was a very interesting book on what seem to be cultural, philosophical as well as language clues showing that the Chinese may have a fairly well preserved link to the post flood believers. Really eye-opening.
